Does this calculate cap rate or cash-on-cash return?

No. The beta focuses only on monthly cash flow so purchase price, financing, and tax assumptions are not mixed into a deceptively precise return.

Should reserves be included as expenses?

Including them makes the scenario more conservative and keeps future costs visible, even though cash may remain in your account until needed.

Is this tax advice?
